As a former professional mixed martial artist, I cannot help myself but to relate everything to the world of martial arts, especially the world of real estate. There are so many similarities that I've seen and this past week I discovered another ....
 
Home inspectors are like UFC Judges.
 
When a UFC fight goes to the judges' score cards. Three men or women sitting ringside that have been watching closely, decide the winner.
 
Let me tell you... It always amazes me that two judges can watch the same fight, one judge can score it unanimously for one athlete and the other judge can have it unanimously for the other.
 
This past week, an interesting situation presented itself when Two of my seller clients accepted multiple offers on their properties. I can skip the minor details but in order to protect my seller client, we had two buyers from each property conduct a home inspection.
 
Two houses, four inspections... Two home inspections each!
 
Let me tell you ... it amazed me that two inspectors could inspect the same house and come up with two totally different reports.
 
One inspection took less then an hour... one took FOUR HOURS! The other two were whatever....and for each property, the two reports couldn't have been more different...
 
Luckily, both of my seller clients had conducted a pre home inspection.
 
When the potential buyers had brought up issues that their home inspector had picked up, and frankly blown out of proportion, they didn't have a leg to stand on. 
 
We were iron clad. My seller clients' houses had been inspected months before the listings even went on the market and in that time, any issues that had come up had been addressed... Whoever signed the contract first and with the best terms got the house in each instance. Whoever delayed in anticipation of a reduction on the price, lost out and are now back to the drawing board, searching for houses in this incredibly competitive market.
 
Both houses are now in contract. My seller clients are happy. The buyers are happy! There was no nonsense and no games were played...
